A design and business community in the heart of Kings Cross, London; close to major transport links including the Eurostar link to Paris from St Pancras; at the northern end of Clerkenwell, close to Exmouth Market, Sadlers Wells and walking distance from Islington; close to Kings Cross, Euston, Farringdon, Russell Square and Angel stations.

Phoenix Yard was created in 2000 when architects Shepheard Epstein Hunter bought 65 Kings Cross Road, then a workshop for the clothing industry, as the base for their practice. Parts of the building date from when it was an isolated house in the country 300 years ago. Imaginatively restored by SEH, it is a unique, attractive and flexible building, attracting 300+ visitors on September Open House days.

Phoenix Yard provides workspace for a community of mixed businesses offering a comfortable, informal atmosphere with as much or as little space as people want, from one-person-bands to firms of 40+. Space is arranged to expand and contract as required by each business. Meeting rooms and support services (see ‘Services’ are available but optional.
